New home construction is one of the most significant investments most people will ever make. The average family lives in a home for 30 years, making payments and adding touches along the way. If it isn’t built well to begin with, the investment could be a drain through those three decades. So the choice of a contractor is a big decision. Here’s how to make a wise decision.

Recently, I visited a home built in 1996 to evaluate the home for high utility bills. The home is a two story with central gas heat and central air conditioning. The blower door was set up and a test was run, the infiltration rate was nearly 3,200 (cfm) cubic feet per minute. For this home, the infiltration rate should be closer to 1,400 cfm. Heating ducts that leak air contribute to high air leakagereadings during a blower door test. One thing for sure, the house is swiss cheese or the heating ducts are practicallydisconnected.
If you ask my advice, I’m not going to pat you on the back and tell you everything’s okay when it’s not. I’m going to talk to you like a Dutch uncle. With this builder, I had to be up-front and say, “I don’t want to hurt your feelings but the decorating in this home is terrible.” His wife was there. It did hurt her feelings but he was in such a difficult situation that he needed to listen to some good advice and he listened to me. I gave him some names and numbers of decorators I could recommend to come in and assist him. They repainted some areas, redid some fixtures and he sold the home.

Getting a high efficiency toilet is important. If your toilet is from 1992 or earlier chances are it uses 3.5 to 7 GPF (gallons per flush). Replacing your toilet can reduce that number to less than 1.3 GPF which is a 60% decrease, without compromising performance. That said, more than a few modern toilets have the option to give a half flush or a full flush. This saves even more water and money.

It is imperative that you meet them in person, discuss your ideas, your constraints – time and money. Decide whether you can gel well with the persons in charge, you will have to spend some time with them in the near future if you plan for them to build your house, trust your gut feeling. Enquire about their previous consignments, if possible, talk to their previous clients. Meet two to three builders, take your time, and trust your instincts. Once satisfied with what a certain home-builder is offering. Look no further and go for it!
